Buyers come in all shapes and sizes – just like homes. Some like to have the helping hand of a realtor to guide them right away. Whilst others prefer to ease into the process on their own. Which ever way you prefer, here are some smart steps to take to get you started.
Step 1 – Get Mortgage pre- approval
The internet is so easy and there are so many houses to choose from , it’s no wonder everyone who is even thinking about buying a home heads for the mls. Is that the wisest move? Probably not. It’s quite likely that you see many wonderful houses that you love only to realize you just cannot afford them. So first step in the Buying process? Get your financing in order. Speak to a Mortgage broker or a mortgage expert at your bank.
Hint : The bank’s mortgage expert usually can give you a better rate than your account manager but a mortgage broker can search for the best rates in over 40 different Lending institutions.
Step 2 – Get educated
Now that you know your price point, you can have fun on the internet. The photos on line will give you an idea of what a home is like inside but nothing beats walking through in person. Take some time to visit public open houses over the weekend and really see what is on offer. This will give you a much better understanding of what your dollar is going to buy.
Take time to check out the neighbourhoods in Toronto. Each has its own flavor so taking a stroll through the area will give you a sense of what your neighbours would be like and if there are amenities you need.

Step 3 – Create a must have list
Make a list of the key characteristics really “Must have” and “ would like” If you are part of a couple I would suggest you do this exercise separately. You might be surprised by how different your priorities are. Better to do this now , rather than further down the line when you could be pulled in different directions between different homes.
